Q: Can you buy or sell residential property – homes, condominiums, villas, townhomes – right now, during the Corona-virus pandemic?
A: Yes, within certain parameters.
Real estate has been classified as “essential business” by DHS (Dept. of Homeland Security).
Other parts of the country may have to obey different state rules, but at least in Southeast Florida, that means Realtors® are allowed to conduct all current transactions until they are finalized.
All future transactions - new listings for sellers, new home purchases including searches for buyers and showings - must be electronic for the time being.
This is uncharted territory, for buyers, sellers and Realtors alike. But for those clients who have to sell or purchase now and can not afford to wait: Tobias and his team can help you.
- Selling/Listing a property right now is a bit of a challenge but should be possible as long as there is no personal contact. Tobias' favourite team is available for business: photographer, building inspectors and Title Company are on board. (In addition, Tobias is not a pro photographer and can’t replace one, but he has the experience and the equipment to shoot modern homes). Sellers may not meet with anyone, be it the Realtor, photographer, inspector or any prospects in person, but video- or phone-calls are fine.
- The same goes for showing properties: personal meetings and visits are not allowed, but a Realtor can conduct a video-showing from the house, as long as neither sellers not buyers are physically present.
- Appraisals and building inspections are available, which is vital: no loan without an appraisal and an inspection, and in my experience of 28 years, not even a cash purchase without an inspection. Title companies are open, so purchases and sales can be closed as long as they are conducted electronically.
